Photos for Reference

I have a site dedicated to pedigree research. I wanted to put up photo's of the animal that belonged to the pedigree. The photo's I have found have been from various other books, magaizines, and publications, some of which are out of print and others which are only a few years old. The pedigree's themselves are public and I have had no complaints, however the photo's I have been told are not legal to use unless I get permission from the owner of the animal. Some of the owners have long time ago died, others can't be located. I was also told, that legally if I am usuing the photos for reference or teaching I can use any I want without permission. I took all the photo's off until I know for sure. Can I or Can't I put the photo's up without permission on a site that is used for reference and research only. If I can't, then how do I get permission to add photo's who's owners are dead, or have moved, that are in out of print books? What about books that are still in print, can they give me permission to use photo's they have or do they have to go to the owners again to ask permission?
